The Venice Garden & Home Tour is back for its annual fundraiser benefiting the children of the Neighborhood Youth Association (NYA) in Venice, CA. This self-guided walking tour showcases the unique homes and gardens of the creative Venice Beach community. This year's tour will focus on the secluded, charming Walk Streets east of Abbot Kinney Boulevard and the beach Walk Street neighborhood adjacent to the colorfully chaotic Venice boardwalk.

Partner Spotlight: Frank Langen
Senior Partner Frank Langen, a Santa Monica native who has been selling homes in Los Angeles for 20 years, was first drawn to art and architecture in his youth. After graduating from the University of Colorado at Boulder, Frank worked as a commodities trader in Paris, Milan and Hamburg and later as a photographer. He is also the owner of gallery169, which specializes in photography.
How long have you been with deasy/penner? Since the beginning!
What are your favorite architecture styles? Anything that sings or is in tune like an instrument when you enter it.
Do you have a favorite house you've sold or bought for a client? One of my favorites was “The Gertler Residence.” It was originally built in 1970 with a timeless design by Ray Kappe, one of my favorite architects, in the area I live and love and sell many houses. The house had never been on the market before and was a perfect time capsule when the grown kids hired me to sell it – the perfect combination.
What’s your best piece of advice to someone house hunting in LA? Be patient and only buy when you know the house right for you. Don’t pay attention to the herd.
What’s one thing sellers need to do better? After choosing the right agent and selling your house, don’t second-guess about having left dollars on the table.
What’s your favorite LA neighborhood and why? I love the Santa Monica Canyon because every very house is unique, with spirited, accomplished, grateful and humble residents congregating there. The proximity to the Pacific Ocean and the Santa Monica Mountains, as well as many hip urban spots, makes it special.

Extreme Restoration :: Peeling Back Layers to Reveal a Hidden Architectural Treasure
deasy/penner clients Kevin Lane and Shev Rush are business executives with a love of architecture and a weakness for restoring historic homes that have been remodeled beyond recognition. They’ve done it with homes by architects Palmer & Krisel in Palm Springs, Gregory Ain in Silver Lake, and one of the Donald Wexler Steel Homes in Palm Springs - but they almost met their match with their latest project in the Old Las Palmas neighborhood of Palm Springs. It’s one thing to see an old home in need of heavy restoration; it’s quite another to have little semblance of the original structure left. Like an archeologist, one must peel back layers of material to discover sometimes infinitesimal clues. It’s the kind of painstaking work that few have the time or patience to undertake, but Lane and Rush temper the stress by reveling in every small victory along the way.
“Strangely,
we were both told by guidance counselors growing up that we weren’t
strong enough in math to be architects, and we both listened, for some
reason. That didn’t curb either of our passion for architecture and
design, and we’ve made it our avocation. In an age where many
architectural homes have been remodeled beyond recognition, we have
found it incredibly fulfilling to bring these homes back to their
original states,” says Lane.

“We went to see the house originally because of the roofline in the listing photos – even though it had been modified, it looked like it belonged to a mid-century ranch house. Once we got there, though, it was incredibly hard to see past the remodel. Kevin and I met in the middle after about 15 minutes and said ‘let’s go,’ but then Kevin turned around, walked into a corner, knelt down at a piece of loose carpeting, and pulled it back. That’s when we saw the terrazzo floor and started to piece together what the house actually was,” says Rush.
