Jules Salkin Residence, 1948 :: John Lautner, Architect

A long lost Lautner! Designed by world-famous Architect John Lautner, and built in 1948 with one owner for 65 years, this 3 bedroom, 2 bath Mid-century marvel is just minutes from downtown Los Angeles, resting on one of the most sought-after hillside view lots in Echo Park. The internationally-renowned, iconic American designer’s hidden gem on the hilltop captures the famous open, glass-walled feel of the Lautner classics which – along with masterpieces from Wright, Neutra and Schindler – helped re-define 20th century architecture and the use of light and space in personal living. With an infinity ceiling and amazing views toward Western sunsets behind the Hollywood Sign and Griffith Observatory, the interplay of sunshine and air – as peaceful breezes waft up from the quiet canyon below – refreshes the senses and lifts the spirit. This private, cul-de-sac retreat is truly your once-in-a-lifetime opportunity to own a piece of history in a simultaneously serene and spectacular setting! (The adjacent, mostly flat, hillside lot, with almost 10,000sf and similarly spectacular views, is listed separately. The Tufeld Residence, 1953 :: Gregory Ain, Architect

First time on the market: The Tufeld Residence, 1953. Ain explored social issues through his progressive views with an emphasis on the flexible use of work, leisure and outdoor space planned to circulate activities throughout the house, & technology to facilitate daily living. Shortly after moving in, Adrienne Tufeld wrote a relative: "The house is as modern as tomorrow~~~it has a freezer, dishwasher, and garbage disposal." Postwar, these appliances and the television were badges of modern living. Designed for TV/Radio Announce...r Dick Tufeld and his family, Ain's social living plan is cohesively integrated with Garrett Eckbo's abstract garden landscape. Vistas of the Hollywood Hills are framed within the house. Eckbo's oval pool, set within a circular pattern incorporating lawn and hardscape, presents contrasting geometries to Ain's rectilinear architecture. The original historic fabric is mostly intact and in good condition.

Partner Spotlight: Frank Langen

Senior Partner Frank Langen, a Santa Monica native who has been selling homes in Los Angeles for 20 years, was first drawn to art and architecture in his youth. After graduating from the University of Colorado at Boulder, Frank worked as a commodities trader in Paris, Milan and Hamburg and later as a photographer. He is also the owner of gallery169, which specializes in photography.

How long have you been with deasy/penner? Since the beginning!

What are your favorite architecture styles? Anything that sings or is in tune like an instrument when you enter it.

Do you have a favorite house you've sold or bought for a client? One of my favorites was “The Gertler Residence.” It was originally built in 1970 with a timeless design by Ray Kappe, one of my favorite architects, in the area I live and love and sell many houses. The house had never been on the market before and was a perfect time capsule when the grown kids hired me to sell it – the perfect combination.

What’s your best piece of advice to someone house hunting in LA? Be patient and only buy when you know the house right for you. Don’t pay attention to the herd.

What’s one thing sellers need to do better? After choosing the right agent and selling your house, don’t second-guess about having left dollars on the table.

What’s your favorite LA neighborhood and why? I love the Santa Monica Canyon because every very house is unique, with spirited, accomplished, grateful and humble residents congregating there. The proximity to the Pacific Ocean and the Santa Monica Mountains, as well as many hip urban spots, makes it special.
