Spanish Revival Estate

Rarely does an estate of this character, quality and significance become available for purchase in Altadena. Beautifully sited on prestigious Midlothian Drive, this classic two-story Spanish Revival home was built in 1932 by Henry F. Lafler and - according to architectural historian Tim Gregory - may be attributed to Pasadena architect Harold Bissner. Over its history, the property has been impeccably maintained, expanded and updated with great sensitivity to its architectural heritage and style. The property consists of a main residence with over 5,500 square feet and two full guest houses, all on lush, manicured grounds of almost three-quarters of an acre, with spectacular mountain views. The main residence features a luxurious master suite complete with fireplace, private exercise room, walk-in closet and a gorgeous master bath with steam shower and spa tub. There are three additional bedrooms, all en-suite with remodeled bathrooms, tiled entry hall with sweeping staircase, step-down living room with fireplace, library with fireplace, private study with coffered ceiling and rich wood paneling, formal dining room, gourmet kitchen with butler’s and entertaining pantry, breakfast room with vaulted ceiling and walls of French doors, sewing and craft room, laundry room, and a family room with fireplace. The first guest house offers views to the pool and gardens from an open floor plan with loft-style living and sleeping areas, full kitchenette, three-quarter bath and walk-in closet. The second guest house has a combination living/sleeping space, mini-kitchenette, three-quarter bath and walk in closet. The grounds feature a resort-style pool and stand-alone spa, beautiful outdoor kitchen with a pergola-covered dining area, three additional seating and entertaining areas, beautifully landscaped gardens plus a lawn area for playing, three-car finished garage with ample additional parking for guests, dog run, fruit orchard and grape arbors, and aviary previously used to train hunting falcons. Partner Spotlight: Frank Langen

Senior Partner Frank Langen, a Santa Monica native who has been selling homes in Los Angeles for 20 years, was first drawn to art and architecture in his youth. After graduating from the University of Colorado at Boulder, Frank worked as a commodities trader in Paris, Milan and Hamburg and later as a photographer. He is also the owner of gallery169, which specializes in photography.

How long have you been with deasy/penner? Since the beginning!

What are your favorite architecture styles? Anything that sings or is in tune like an instrument when you enter it.

Do you have a favorite house you've sold or bought for a client? One of my favorites was “The Gertler Residence.” It was originally built in 1970 with a timeless design by Ray Kappe, one of my favorite architects, in the area I live and love and sell many houses. The house had never been on the market before and was a perfect time capsule when the grown kids hired me to sell it – the perfect combination.

What’s your best piece of advice to someone house hunting in LA? Be patient and only buy when you know the house right for you. Don’t pay attention to the herd.

What’s one thing sellers need to do better? After choosing the right agent and selling your house, don’t second-guess about having left dollars on the table.

What’s your favorite LA neighborhood and why? I love the Santa Monica Canyon because every very house is unique, with spirited, accomplished, grateful and humble residents congregating there. The proximity to the Pacific Ocean and the Santa Monica Mountains, as well as many hip urban spots, makes it special.
